2026 has been a massive year in terms of operational efficiencies I’ve been able to implement as a real estate principal. We landed on using AI to outsource and automate the beige work (the templated and repetitive) to free up our agents and property managers to do more of the human work.
The biggest benefit of using AI has been getting all of our data and tech connected, so we can make better decisions and solve problems faster. I can also use AI to ask questions about the performance of the business.
For example, asking it for the market price of a part of our rent roll. It’s great for quantifying, qualifying and dissecting data (but not for the more nuanced problems that pertain to people, culture, retention etc).
It’s best to use when there’s a clear ‘right’ answer, backed by data.
Here are 3 best things I’ve vibe-coded this year:

- The Nitschke dashboard
I called it Nitro Studio, named after my AI agent, Nitro (a play on Nitschke). It’s got everything we need to run the entire agency from it – meeting agenda, Issues/Ideas list, quarterly priorities, our vision, scorecard, leads tracker, marketing dashboard, employee dashboard, playbooks & SOPs.
It’s become a central workflow for my team that’s structured around their roles. They can track their performance, check their responsibilities, access resources etc.
- Nitro Map
I’ve developed a tool that maps out all of my AI agents and how they relate – what APIs they’re connected to, what tech is integrated, where databases sit, what’s linked to memory and my journal file etc.
I’ve got a massive project’s list inside it. When I come up with an idea while journaling, driving or walking, I capture it and send it to the Nitro Map backlog. From there, I can leverage AI to make suggestions on what the project should look at next, so I’m actually implementing and finishing tasks.
- Operating System (OS)
Our dashboard was such a success internally that I decided to make it available for other real estate agencies – because I couldn’t find anything like it on the market. I’ve white labelled it, so an agency can embed all of their DNA into it and run it as their own agency operating system.
I’ve also re-launched two websites, this one and Nitschke, with the help of AI, all while cutting our operational expenses.
